The Government have issued a Consultation Document following feedback and information gained during the Area Trials.
In brief :- Documents required for marketing will be Index, EPC, Title documents, Sale Statement and Leasehold Documents. Searches and detailed Leasehold information can be added within 28 days provided there is evidence that this has been applied for.
Energy Performance Certificates will be the first document contained within the pack and will also be attached to the Agents Particulars
Newbuilds will have an Interim Energy Assessment prior to the EPC being issued
Estate Agents will be required to be members of an independent redress scheme where they intend offering HIPs and transitional periods will be allowed whilst the government attempt to address issues of times for search delivery, cost and Leasehold information which following the trials, have proved to be taking too long to obtain and delaying marketing.
