Yvette Cooper announced today that the roll out of the remaining 1 and 2 bedroomed properties will proceed from the 14th December.
It has also been agreed that rather than amend the current provisions relating to first day marketing the present position will remain, in that provided a HIP has been ordered and Energy Graph attached to the Agents Particulars a property can be marketed for sale. It is expected that this will be further reviewed in June 2008.
As it is also likely that many Leasehold properties will fall within the 1 and 2 bedroomed spectrum, and knowing the problems experienced to date from delays with access to Management Company information the government have decided it will for the time being only be necessary to include a copy of the Lease itself within the pack. In June 2008 this will be reviewed when the government have had time to look at ways of improving the provision of additional leasehold information.
There will also be a review next year of the "drop dead" date for all properties which were on the market prior to August 2007 and this is anticipated as being the June 2008 date suggested. This means that presently there is no amendment to the current position that property on the market before August 2007 will now require a pack.
Be aware that from April 2008 EPC's will be required for newly built homes and commercial property for sale, rent or construction will also require an EPC. The government envisage all public buildings displaying certificates from October 2008.
